Advice from your local floor sanding team

Your floor sanding questions, answered

Practical advice on quotes, preparation, finishes and caring for your timber floors.

Quotes and costs

How much does timber floor sanding cost?

Our starting rate is $26/m² for sanding only. The final quote depends on the floor’s condition, size and any repairs or detailed work required. Decks and other specialist work are priced after inspection.

Does the starting price include polishing?

No. Polishing and finish application are priced separately, depending on your chosen finish. We can explain water-based, oil-based and solvent-based options when assessing your floor.

How do I get a quote?

Use our smart quote form to tell us whether you need internal floors, an outside deck, timber stairs or a combination. Add your approximate area where applicable, preferred timing, property address and contact details. Jonathan can then discuss the work and arrange a site visit.

Preparing your property

What should I do before work starts?

Clear furniture, rugs and personal belongings from the work area and arrange easy access. Building and renovation work should be completed before sanding begins. Discuss any floor coverings that need removing when we quote.

How can I help reduce the cost?

Clearing the rooms and arranging straightforward access can help keep preparation costs down. Discuss any work you plan to do yourself with us first, and choose your finish in advance so we can recommend an option that suits your floor and budget.

Will I need to move out while the floors are finished?

This depends on the coating system and which rooms are being treated. Some finishes have strong fumes, and freshly coated floors need time before they can be walked on. We’ll explain access and any alternative accommodation requirements for your chosen finish.

Sanding and finishing

How long does floor sanding and polishing take?

As a rough guide, a standard floor takes two to three days, depending on the work and drying time. The finish may need additional time before normal use and furniture can return. We’ll explain the timing for the product and conditions at your property.

What does floor sanding and polishing involve?

The timber is prepared and any agreed repairs are completed. Sanding removes the worn top surface, then dust is removed and the selected coating system is applied. The finish protects the timber and gives the floor its chosen appearance.

How do I choose between matt, satin and gloss?

Consider the look you prefer, how the space is used and the maintenance you are comfortable with. The timber species, board condition and coating system also matter. We’ll discuss suitable options before you choose your finish.

Floor care and our services

How can I tell whether my floor needs sanding?

Worn or uneven sheen, peeling finish, deep scratches and dents can indicate that your floor needs attention. Water damage, warped boards or stains that cannot be cleaned should be assessed before deciding on the work required.

How can I protect my finished timber floors?

Use protective pads under furniture, doormats at external doors and rugs in busy areas. Avoid high heels on timber floors and keep pets’ claws trimmed. Follow the cleaning and curing advice for your chosen finish, particularly before moving furniture back.

Do you also work on decks and timber stairs?

Yes. We provide internal timber floor sanding and polishing, deck sanding and finishing, and timber stair work. You can select more than one service in the quote form. We service Brisbane, Ipswich, Sunshine Coast, Gold Coast, Toowoomba and Redcliffe.
